Pre-Sale Roof Inspections for Ocean County Buyers and Sellers
Know what's on the roof before it shows up in a contract
A roof problem can stall a home sale fast. A buyer's inspector notes a stain in the attic. Suddenly there are new questions, a repair request, or a lower offer. A pre-sale roof inspection, done before you list or before you buy, puts the facts in front of you first. It's a roofer's look at the roof only, not a licensed home inspection of the whole house, so it can go deeper on the roof itself.
G.R.M Roofing offers free roof inspections for homeowners across Ocean County, including inspections before a sale. You get a written summary and photos of what we find. We're a family-owned roofer based in Little Egg Harbor. Call (609) 389-2485 to set one up.
What NJ's Seller Disclosure Law Means for Your Roof
The Form Comes Before the Buyer Signs
Since August 1, 2024, New Jersey requires sellers of homes to complete a property condition disclosure statement. It has to reach the buyer before they're bound by a contract. The state form is set out in N.J.A.C. 13:45A-29.1.
The Three Roof Questions
How old is the roof?
Has the roof been replaced or repaired since you bought the home?
Are you aware of any roof leaks?
If you're not sure of an answer, an inspection gives you facts to work from instead of a guess. It also helps you spot anything a buyer's inspector is likely to flag, so it doesn't catch you off guard later.
Shore Sellers Also Answer Flood Questions
A separate flood risk section is mandatory for all sellers in New Jersey. At the shore, buyers often read that section closely. Your agent can walk you through it.
What the Buyer's Inspector Won't Tell Them
New Jersey's rules don't require home inspectors to estimate how long a roof will last. Our post on how home inspectors check roofs explains what they do and don't look at. A roofer's inspection fills that gap.
What Our Pre-Sale Roof Inspection Covers
Every Slope, Not Just What Shows From the Ground
We check each slope for missing, cracked, or curling shingles and worn granules. We look at the flashing around chimneys, vents, and walls. We also check gutters and the roof edge.
The Attic Side of the Roof
Stains, damp wood, and daylight through the boards tell part of the story you can't see from outside. We check the attic too, and we'll tell you if a stain is from an old leak that was fixed or one that's still active.
A Written Summary With Photos
You get a written summary and photos of what we find. You can share them with your agent, your attorney, or the other side of the deal.
How a Pre-Sale Roof Inspection Works
Call us with your listing date or inspection deadline.
We inspect each slope, the flashing, the gutters, and the attic.
You get a written summary and photos of what we found.
If something needs work, we give you a written estimate so you know the cost before you decide.
The inspection itself is free. If repairs are needed, the cost depends on what we find, such as the number of damaged areas, the flashing work, and any wet decking.
For Sellers: Fix, Replace, or Disclose
Once you know the roof's condition, you have options. You can make a repair before you list, replace the roof, or price the home with the roof's condition in mind. For a detached one- or two-family home, New Jersey treats roof covering replacement as ordinary maintenance, so no permit is needed. Our post on the 25% roofing rule in New Jersey explains why.
Time It Before the Listing Photos
Booking a few weeks before your home goes on the market leaves time for a repair before photos and showings. It also means your disclosure answers are based on facts, not memory.
Keep Your Roof Records Together
Gather any invoices for roof work, warranty papers, and photos from past repairs. If a past leak was fixed, the invoice shows it was handled. That can turn a red flag into a closed question.
For Buyers: Know Before the Deadline
If your home inspector flags the roof, a roofer's inspection can tell you if it's a small roof repair or a sign a full roof replacement is coming. Book it early so you have answers before your inspection window closes. A written estimate gives you a real number to bring to the table.

Since 2024, New Jersey sellers have had to answer three roof questions before a buyer signs: the roof's age, past repairs or replacement, and known leaks. A pre-sale roof inspection gives you facts for those answers and gives buyers a clear picture before their deadline. If repairs are needed, a written estimate gives everyone a real number. G.R.M Roofing inspects roofs for free across Ocean County, with a written summary and photos. Call (609) 389-2485 to book yours.
